Zero fees for management
Our services are absolutely free to you as a landlord. We do not charge any setup, management, renewal or any other fees.
Refurbishment on our expense
Your property will receive light refurbishment and home staging treatment prior to be advertised to prospective tenants. Moreover, we will hand back the property in the same or better state after the agreement has finished.
Hands free for 36 months minimum
Your property will be managed by us throughout whole agreement period. We work on minimum 3 years term basis, but we are happy to take your property for longer periods.
No hassle of finding high quality tenants
You will not have to worry about finding tenants or reference them. We do that on our expense and we make sure that only right people are living in the property.
Guaranteed rent paid to your account on the same day every month
We pay you agreed amount of rent every month, no matter if your property is vacant or full, you get paid. Forget about voids and get best return on your investment.
Regular inspections of your property
We will carry regular inspections at the property and send you detailed report, as required, on actual state of property, tenants or issues that might have occurred.
Cleaning service provided
Communal areas of the property will be cleaned regularly by professional cleaners. Of course this will not incur any costs on your side.
Minor maintenance expenses covered
We cover minor maintenance expenses, so you do not have to spend time and money on these leaking taps or broken handles. Larger maintenance work costs are agreed with you prior to their commence. Moreover, we will organise all the tradesmen and materials for you at no cost for our service.
Certificates sorted
You will not need to remember or spend time on getting Gas Safety, Electrical, EICR, EPC, PAT or any other required certificates.
We will take care that they are renewed as required and again, we will not charge a penny for getting this organised.
No utility or council tax bills
You will not need to pay any utility bills or council tax. These are our responsibility. No need to deal with suppliers is one less thing to waste your time on.
Eviction costs covered
Manta Properties will cover all eviction costs, legal expenses and any rent arrears that the tenants might cause. You will have a peace of mind that you do not need to spend your time on lengthy eviction process.
HMO licensing taken care of
As a landlord of HMO, you need to comply with general and local HMO licensing rules. They are changing all the time. We will ensure that your property is fully compliant with these rules and apply on your behalf for any required HMO licences. This include any additional and selective licences that local council might require.
Fair valuation
If you are thinking of letting your property and want to achieve great return of the investment, please consider all the fees that traditional letting agent will charge. Working on guaranteed rent basis, you will always have a clear picture how much rent you can receive for your property.
